Joanna reported that the checking account shows a healthy balance of $14, 590.60

- Old Business
- RICHARDS ROAD PROJECT – contract with the city of Santa Fe expired and is being re-negotiated. Nancy will update board as new information becomes available.
- LANDSCAPING CONTRACT – Mel’s Landscaping was awarded an annual contract beginning November 1, 2024. Groundskeeping services include 15 hours per month divided into 2 on-site visits of 7.5 hours each. Nancy will supervise this function.
- RODEO DE SANTA FE – In September, 2024, Jean and Nancy negotiated a written agreement with board president Jim Butler in which the Rodeo acknowledged ownership of the two catchment basins on either side of Camino del Prado, adjacent to Richards Rd. The Rodeo will assume responsibility for maintaining these areas twice per year; spring and fall. The contract will be reviewed every 3 years.
- New Business
- Nancy led a work session creating a board certified resolution addressing the issue of short-term rentals. A resolution was adopted, stating that the board believes that the rental of any residential unit shall be subject to the following: “The lease shall be in writing and be for a minimum of 30 days (1 mo).” The resolution was signed by all in attendance. Jean and Nancy will secure the signatures of those absent. Dave will post the document alongside the covenants on the Association website.
