Minutes from August 12, 2025 HOA Board Meeting
Homeowners Present: Nancy Parker, Jean Salisbury, Joanna Anaya, Adrienne Myers, Dave Garner, Lauren Smith (Gary Reynolds, homeowner)
- Call to Order at 5:30 p.m.
- Financial Report – Balance = $17, 068.00
Income category added under Rodeo Grounds Landscaping Maintenance = $800 annually
Expense category added under Reimbursements for HOA members = $612.67 to date
- Covenant addressing “NO BUSINESS USES”
Board reviewed covenant in light of recent inquiry by a homeowner.
Consensus among board members reaffirmed adherence to the prohibition against residences being used for commercial or business purposes.
Board acknowledged increases in “conducting” business remotely, particularly post pandemic and clarified the distinction between “working from home” and operating a “store, office, or other place of business” out of a residence.
- Common Area Fence Maintenance
Board unanimously agreed to set aside up to but not exceeding $5000.00 for the repair and wood treatment of two perimeter fence lines bordering the common areas adjacent to 2336 Camino del Prado and 3361 Vista del Prado Court. Nancy and Jean will secure a minimum of 3 bids for this project and will move forward once a contractor has been selected.
- Annual dues Review – will occur at the November 11, 2025 meeting.
